  • Conditions:

    • The following conditions are applicable to the use of the subject property:
      • Single-family detached homes
    • The following conditions are applicable to the site-specific standards of the subject property: 

      • The land shall be developed as an open space development (10% open space required) in accordance with Part 9, Article F of the Land Development Ordinance. 
      • The minimum amount of open space provided shall be 17% of the total site. The amount of common green provided will equal or exceed 1.27 acres.
      • Two lot sizes will be provided. The minimum lot size will be 6,000 square feet. Larger lots (greater than 7,000 square feet) or open space will be located adjacent to properties having the following Wake County PINs: 0689323054, 0689327116, 0689328197, 0689420070, 0689411812, 0689411529, 0689410142, 0689307566, 0689307380, 0688398903, 0688396778, 0688395541, 0688393256. 
      • The density of the development shall be limited to 3.25 dwelling units per gross acre. 
      • If allowed by the power or gas utility company, the existing utility easement area will contain a community garden area and fenced dog area. 
      • Vinyl siding is not permitted; however, vinyl windows, decorative elements, and trim are permitted. 
      • In order to promote variation in home appearance, no home can be constructed with an exterior elevation (front façade) or color palette that is identical to the home on either side or directly across the street from it. 
      • At least 50% of the lots will have a lot width of at least 60’ at the front setback. For lots not located on cul-de-sac bulbs, the minimum lot width at the front setback will be 53’. 
      • The installation of thoroughfare improvements along Lake Wheeler Road will be completed prior to recording of the subdivision plat for the first phase of development, regardless of phase number.
