Mobile units or manufactured homes shall not be allowed within any portion of the property except as a temporary construction, sales, or leasing office in accordance with the limitations of Section 9-4084 of the Zoning Ordinance.
No building constructed upon the property shall exceed four (4) stories in height above finished grade.
Along the entire boundary of the property with the right of way of Old Powell Road, there shall be installed and maintained a street yard minimum of j(10) feet in width. Within each fifty (50) linear feet of such streetyard, there shall be planted two (2) understory trees with a caliper at planting of at least three (3) inches and (2) understory trees with a caliper at planting of at least one and one-half inches. At least fifty percent (50%) of the trees shall be evergreens.
The area along the western boundary of the property delineated as riparian buffer pursuant to the Neuse Riparian Buffer Rules (15A NCAC 02B.0233) (the "Rules"), and shown in yellow won the aerial photo attached hereto as Exhibit A, shall remain in an undisturbed condition as required by the rules.
