  • Residential Low Density-Conditional Zoning District (RLD-CZD)

    • Town Board Approval: 8/7/2017
  • Conditions:

The Town Board approved the Residential Low Density- Conditional Zoning District (RLD-CZD), with conditional zoning applicable to use of the subject property as follows: "all lots to have one single-family detached dwelling". The following conditions regarding site-specific standards also apply: 

  1. At the time of the subdivision plan, the property shall be developed in accordance with the open space development regulations contained in the Town of Fuquay-Varina's Land Development Ordinance. 
  2. The minimum open space provided of the total project area shall be thirty-five (35) percent. 
  3. The thoroughfare buffer along Bowling Road shall be planted to meet the requirements of a Type A Buffer and will incorporate a berm with a minimum height of six (6) feet, to be reviewed and approved by the Town Engineer, with direction that the HOA will maintain both sides of the berm that is to be listed in the HOA documents. 
  4. The perimeter buffer immediately adjacent to Wake County PIN 0655995251 shall remain undisturbed with supplementation as required by Town Ordinance.
