Rezoning

Research Light Industrial- Conditional zoning District (RLI-CZD) 

  • Town Board Approval: 7/5/16

Conditions: 

The conditions required by the petitioner for the LI (CZD) Zoning District portion are as follows: 

  1. Only permitted use will be storage facility in LI (CZD) Zoning.
  2. There shall be a landscape buffer between the storage facility and adjacent residential lots in South Lakes. The buffer will be a minimum of 20’ in depth with existing vegetation adjacent to the existing lots. An additional 10’ of buffer will be added in front of the 20’ buffer with new planting that provides a minimum 12’ tall opaque evergreen screening at time of installation. 
  3. A 10’ wide landscaping strip will be provided along the property line adjacent to NC Highway 55. 
  4. A mix of one and two-story structures will be provided. Windows will be provided on both first and second story structures.
  5. The building facades will feature a brick veneer, EIFS, cornices, and windows at the top of the wall sections. 
  6. No chain link fences will be installed on-site. Black aluminum fencing will be used.
  7. The exterior wallpacks on the building will have 45-degree shields to eliminate light scattering over the neighborhood. 
  8. The pole lights onsite will be full-cutoffs.
  9. The hours of operation will be from 6 a.m. – 9 p.m. with onsite manager Monday – Saturday. 
  10. There will be no overnight outdoor storage except for four rental trucks/vans. 
  11. Condition requires all the future building material for the storage facility will have exterior building material and design that was displayed and presented at the Town Board Public Hearing. 

The conditions requested by the petitioner for the CDF II (CDZ) zoning district portion are as follows:

  1. Exclude drive-in theater, golf driving range, mobile home sales, motel, radio stations, permanent skating rink, tire recapping and retreading services, and sexually oriented business. – [these uses are currently prohibited under the current CDF II – CU zoning]
  2. Additional exclusions are auto dealership, auto parking lot not related to business use, auto parking structure/decks, pawn broker, seed and feed store, service station, taxi stand, tire service, indoor and outdoor recreation establishments, car wash, game rooms and bowling lanes.
