The following conditions are applicable to the use of the subject property:

  • Open Space Development for single-family residential and associated open space / amenities.

The following conditions are applicable to the site-specific standards of the subject property:

  • The development will be limited to single-family residential use.
  • There will be a 20-foot Type B Buffer provided along the perimeter common property line with the adjacent Blaney South Subdivision and the Ridgebrook Bluffs Subdivision property. Under the Land Development Ordinance (LDO), a Type B Buffer is a semi-opaque buffer consisting of deciduous and evergreen trees, and evergreen shrubs, obtaining a minimum height between six (6) and 40 feet at maturity.
