The following conditions are applicable to the site-specific standards of the subject property:
Maximum density shall be 2.8 units per acre.
Lots shall be a minimum of 6,400 square feet.
Lots along the western boundary along the Stillbreeze Subdivision shall be a minimum of 8,400 square feet.
The 10' buffer along the Stillbreeze Subdivision shall be a Type A buffer.
Garage doors shall have decorative hardware.
Vinyl siding shall be prohibited except on trim and windows.
Glazing: Each unit shall have a front door with a minimum of 25% glazing, transom, and/or door sidelights.
Roofline: Roofline shall be broken up horizontally and vertically along the front facade, such that no roofline is in a single mass. No two adjacent homes shall have the same roofline.
No two (2) adjacent homes shall have the same elevation plan or color palette to provide an anti-monotony development.
