Request: Rezone 3.5 acres from Wake County Highway District (HD) and Industrial 2 (I-II) to Fuquay-Varina Commercial Highway (CH).
Location: South and west of the non-contiguous Town limits on Ten Ten Rd (Kings Grant Commons shopping center). Located at the southwest corner of the intersection of U.S. Hwy 401 and Gelder Drive, the site is also in process to annex prior to approval of rezoning by the Town.

Site and Surroundings: The site contains a large service building/garage and heavy construction equipment. To the north is Gelder Dr and a Food Mart, storage buildings and vacant land zoned General Business and R30 in Wake County’s jurisdiction. East of the site is single family housing zoned Highway District in Wake County’s jurisdiction. South of the site is a used car lot zoned Heavy Commercial CU in Wake County’s jurisdiction, and west of the site are industrial uses zoned HD and Industrial 2 in Wake County’s jurisdiction.
Roads: Access is from HWY 401/Fayetteville Rd.
Utilities: Town water and sewer utilities are available to serve the site.
Significant Natural Resources: None
Consistency with Comprehensive Plan:. The rezoning to Commercial Highway is consistent with the Commercial land use shown on the Town’s adopted Land Use Plan.
Staff Recommendation: Recommendation is for Approval. Commercial Highway zoning is consistent with the land use plan, is reasonable considering the size of the tract, the potential impact to the community, and the relationship between land uses in the area.
