Request: Rezone 4 acres from Residential 20 (R20) to Residential 10 (R10).
Location: In the ETJ on the border and just north of Smith Farm Subdivision.

Surroundings:
The sites existing land use is vacant and wooded, surrounded by residential zoning on all sides.
Roads:
Access will be from Stone Lion Drive in the Smith Farm Subdivision off of Sunset Lake Road
Utilities:
Town water and sewer is available to serve the site.
Significant Natural Resources:
The proposed rezoning site is in the Terrible Creek watershed of the Neuse River Basin and has about 1 acre of significant natural resources on the western edge.
Recommendation:
Recommendation is for Approval. The proposed rezoning is consistent with the comprehensive land use plan which indicates future Medium Density Residential land use for this site.
