Request: Rezone 3 acres from Residential 30 (R30) and Highway District (HD) in Wake County to Light Industrial (LI) in Fuquay-Varina (annexation in process).
Location: In the USA on the west side of HWY 401 N, south of Chandler Ridge Apartments and across from Wake Tech Community College.

Surroundings:
The sites existing land use is residential, surrounded by residential zoning and Office/Institutional. To the north are Chandler Ridge Apartments, to the south is an 11 acre tract zoned R-10 in Wake County, to the west is a mobile home park zoned R-30, and east across HWY 401 is Wake Tech Community College zoned O&I.

Town water and sewer could serve the site.
Significant Natural Resources:
The proposed rezoning site is in the Middle Creek watershed of the Neuse River Basin and contains about ½ acre of significant natural resources along its western border.
Recommendation:
Recommendation is for Denial, because the proposed rezoning is not consistent with the comprehensive land use plan which indicates High Density Residential for this site. Future land use in this area is part of the HWY 401 Mixed Use Activity Center as described in the adopted Comprehensive Plan.
A mixed-use activity center is envisioned as a connected area where stores, businesses, and offices are mixed with different types of multifamily and detached single-family homes.
