Request: Rezone 1.1 acres from Wake County Highway District (HD) to Fuquay-Varina Commercial Highway (CH).
Location: Located south and west of the non-contiguous Town limits at Kings Grant Commons shopping center and Gelder Drive, west of U.S. Hwy 401, the site is located at the end of Opportunity Lane. The site has recently been annexed by the Town of Fuquay-Varina.

Property Owner: Bryant & Sherry Montague
Site and Surroundings: The site is at the end of Waco Business Park in Wake County’s jurisdiction, zoned Heavy Commercial and Highway District to the north and east. West of the site is residential land in Wake County’s jurisdiction zoned R30, and south of the site is a residential subdivision called McCullers Pines, zoned R20 and R30, also in Wake County’s jurisdiction.
Roads: Access is from Opportunity Lane.
Utilities: Town water and sewer utilities can be made available to serve the site.
Significant Natural Resources: None
Consistency with Comprehensive Plan:. The rezoning to Commercial Highway is consistent with the Commercial land use shown on the Town’s adopted Land Use Plan.
Staff Recommendation: Recommendation is for Approval. The site has been annexed and needs a Town of Fuquay-Varina zoning designation. Commercial Highway zoning is consistent with the land use plan, is reasonable considering the size of the tract, the potential impact to the community, and the relationship between land uses in the area.
