Footings

c. One square foot of net free area for each 150 square foot of crawl space area

Light and Ventilation

Section 303

a. Minimum 8 percent of floor area of habitable rooms in window area 4 percent operable window area

b. Bathrooms minimum 3 square foot window one half openable or mechanical ventilation

minimum 50 cfm fan or continous 20 cfm fan

c. Bedroom windows minimum net clear opening of 4 square feet. Minimum height of opening 22 inches Minimum width of opening 20 inches. Total glass area not less than 5 square feet for ground window and not less than 5.7 square feet for the upper story window.

Exits

Section 309 311 and 312

a. Main exit must be minimum 36 inch door and cannot be through a garage

b. Three foot x three foot landing required if the door swings over the stair

c. Minimum hallway 36 inches

d. Openings from garage shall not open into bedroom area all other openings require solid wood doors not less than 1 3/8 inch in thickness, solid or honeycomb core steel doors not less than 1 3/8 inches thick or 20 minute fire rated doors

Section 314

a. Minimum stair width 36 inches

b. Maximum riser height 8 and 1/2 inches

c. Minimum tread depth 9 inches

d. Minimum nosing 3/4 inches maximum nosing 1 1/4 inches

e. Minimum headroom 6 feet 8 inches

f. Stair illumination required

g. Under stair protection accessible space under stairs must be protected with 1/2 inch gypsum board

Section 315

a. Handrails minimum height 30 inches maximum height 38 inches

b. One and a half inch space required between the wall and the handrail

Smoke Detectors

a. Smoke detectors required each floor

b. Smoke detectors required each bedroom and outside each bedroom area

c. Smoke detectors must be hardwired and interconnected with a battery backup

a. Size girders specify species and spacing and span

b. Size primary floor joists specify species and spacing and span and location over load bearing walls

c. Show doubles under load bearing partitions

d. Size second floor joists specify species and spacing and span and location transfer to load bearing walls

c. Size ceiling joists specify species and spacing and span and location to transfer to load bearing walls

d. Size rafters show species and spacing and span and location over load bearing walls

e. Size ridge board or ridge beam

f. Show and specify size and spacing of collar ties, rafter ties and knee wall ties

g. Valleys and hips one size larger than rafter

h. Roof and floor trusses must be sealed and include truss layout and bracing requirements

i. Dormer windows show doubles where required

j. Sill plates 8 inches above grade or treated lumber

k.Floor cantilevers max 2 foot projection for 2 x 10 or engineering design

l. Show single or double top plate and size

m. Show corner bracing at each corner and every 25 feet and braced wall panels and braced wall lines

n. Size all headers and beams specify the wood species

o. LVL, PSL provide manufacutures documentation or sealed design

p. Show rating and provide detail on plans for walls withing 3 foot of the property line.

q. Attic ventilation one square foot for each 150 square foot of ceiling area

r. Provide net free area for any power vents utilized to meet ventilation requirements

s. Provide drafstopping in floor truss every 1000 square feet
