Commercial Plan Review Checklist General
FUQUAY-VARINA INSPECTIONS
The following checklist is to be used for the review of all new (FULL) commercial construction projects. Plan drawings must be complete relative to the requirements listed below when submitted for permit review. Incomplete drawings will be returned without review. Construction changes after a permit is issued require re-review of the drawings with the proposed changes. This may void the original permit with a new permit issued only after the design changes are approved and may be subject to additional fees based on the additional work. General Requirements, Site, Architectural, Structural, Plumbing, Mechanical, Electrical, and Fire Protection. Drawings are expected to be one of the standard scales.
GENERAL REQUIREMENTS
Note: The information is required for each respective discipline; however, in most cases it need not be within the discipline drawings nor repeated within the discipline drawings if the information exists within the drawing set.
_____ A. A Building permit application must be completed in its entirety and must accompany each submittal for review (Minimum 1 per building). This includes designating contractors and the specific use of the property. Permits will NOT be issued until contractors are assigned and approved. _____ B. The permit application must indicate TOTAL construction cost (including site work, electrical, mechanical, plumbing, etc.) _____ C. All documents must be dated and signed by the designer. Professional seals, when required, must appear on all sheets and signed and dated by the designer. _____ D. Submit four copies of all project drawings (Minimum size 18 inch x 24 inch) drawn to scale in U.S. units with sufficient detail to fully indicate the nature and scope of work to be permitted. _____ E. Appendix B must be reproduced on the drawings (first or second sheet) with all applicable sections completely filled out including the energy code calculations/data. _____ F. All documents and specifications must contain information (in the form of notes or otherwise) on the technical properties of building materials to be used where such properties are essential to show compliance with technical building codes. _____ G. Grading Permits are required for land disturbing of one acre or more.
