Frequently Asked Questions

QWhat can property owners do in easements?
AAn easement is an interest in property for a particular purpose. Utility easements that are dedicated to the Town of Fuquay-Varina cover water or sanitary sewer lines and are typically 20 feet wide. The property owner can maintain the easement area just as he or she would the rest of the yard. The Town does not maintain easement areas in lawn areas. Structures and other improvements cannot be installed within easement areas without a Hold Harmless Agreement with the Town. Hold Harmless Agreements mean the fence or other improvement can be removed by the Town should the Town need to have access to the particular easement. In such case, the Town has no responsibility to replace the fence or improvement.

QWhat are flood zones and how do I know if my property is located in a flood zone?
AFlood zone determination for higher risk areas is made by the Federal Emergency Management Agency (FEMA) The purpose of this determination is to designate areas in which flood insurance is required. FEMA Flood Insurance Rate Maps are available for review in the Fuquay-Varina Engineering Department.

QWhy doesn't the Town clean out the stream behind my house?
AThe Town manitains the storm drainage system within the Town maintained street right-of-way only. NCDOT maintains storm drainage systems on NCDOT maintained right-of-way. Storm drainage pipes and drainage paths off the right-of-way are the responsibility of the individual property owners.
